Residences hidden behind the Shoppes of Highland

A 4 building multi-family residence project behind the Shoppes of Highland has been awarded to DAR Finish Specialties, Inc., by First Florida Constructors. DAR will be tasked with furnishing and installing Doors, Frames, Door Hardware, Running Trim, Bathroom Accessories, Mirrors, Shelving, and Shower Enclosures for all 244 units and Amenity Areas.

"Dacar Management is seeking approval for a five-story apartment complex in Hialeah, and also wants to add a movie theater with a bar to its future shopping center there.

On the evening of Feb. 26, the City Council will consider a rezoning and variance application from Atlas Fam LLC, an affiliate of Dania Beach-based Dacar Management, for the 77-acre site at 9715 N.W. 138th St. It’s at the northwest corner of Northwest 97th Avenue, and a few blocks west of Interstate 75.

The developer wants to rezone 11.29 acres on the north side of the property from Hialeah Heights commercial development to Hialeah Heights mixed-use multi-family. This would permit 244 apartments.

It also requested a variance to provide 455 parking spaces at the apartment complex, a reduction of 40 from the required level, in order to share parking spaces with its neighboring retail center.

In addition, the developer wants to amend its zoning to allow a movie theater with a full bar within the retail center, which is called the Shoppes of Highland.

Brent Andrews, principal of Atlantic Retail, the broker for the Shoppes of Highland, said the project will have 300,000 square feet of retail in the first phase, and another 100,000 square feet in the second phase. The theater would be 40,000 square feet, although the tenant hasn’t been named, he said.

Tenants who have already signed on at Shoppes of Highland include Publix in 48,866 square feet, Burlington in 45,000 square feet, TJ Maxx in 21,000 square feet, HomeGoods in 20,500 square feet, Old Navy in 12,500 square feet, Ulta Beauty in 10,000 square feet, Five Below in 8,204 square feet, and Famous Footwear in 7,000 square feet.
