Largest 1-Phase P3 Project Miami-Dade County Awarded to DAR

DAR Finish Specialties, Inc has been awarded a subcontract to provide and install all Doors, Frames, Door Hardware, Millwork, Shelving, Bathroom Specialties, and Postal Specialties for Gallery at West Brickell.

It is the the largest single-phase public/private project in the county, with an estimated investment of roughly $190M, developer Related Group said.

The project will rise 29 stories, or 304 feet and include:

• 465 rental apartments (163 workforce/affordable, 302 market-rate)

• 2,240 square feet of office space

• 2,338 square feet of retail

• 529 parking spaces in an 11-story garage (70 reserved for the school next door)

According to the Herald, affordable apartment rents will start at $750 per month for a studio, while market rate apartments will top out at $3,950 per month for a three-bedroom unit.

In order to win the rights to develop the Gallery at West Brickell on county land, Related agreed to pay 16.5% of available net cash flow from the completed building to the county, plus a $1.6 million up-front payment, according to Local 10.

Completion is scheduled for spring 2025. - THE NEXT MIAMI
