First Florida awards Uni Tower to DAR

DAR has been awarded a subcontract to provide Doors, Frames, Door Hardware, & Bathroom Specialties for the 29-story tower.

"NR Investments broke ground on the Uni Tower apartment building in Miami’s Arts & Entertainment District after obtaining a $61.05 million construction loan.


Walker & Dunlop provided the mortgage to Uni 17th Street LLC, managed by Ron Gottesmann of Miami-based NR Investments. It covers the 22,455-square-foot site at 90 N.E. 17th St. and 1642 N.E. First Ave.


Miami-based First Florida Constructors recently filed notice with county officials that it started building Uni Tower. The 29-story tower was approved for 252 apartments, with all of them income-restricted workforce or affordable housing,


10,000 square feet of office space, 4,500 square feet of commercial space, and about 224 parking spaces.



Units in the building will range from 391-square-foot studios to 674-square-foot one-bedroom apartments.


Miami-based Zyscovich Architects designed Uni Tower.


The developer qualified for nearly $15 million in funding from Miami’s Omni Community Redevelopment Agency as an incentive for including workforce and affordable housing in the building. It’s also in a federal Opportunity Zone, so the developer could receive significant tax savings.


With market-rate rents in Miami surging to record levels, having some apartments with rent based on tenant income will allow more workers to stay in the city." - By Brian Bandell – Senior Reporter, South Florida Business Journal
